Notice of public hearing

NOTICE OF PUBLIC HEARING FOR THE PURPOSE OF APPROVING THE SUN VALLEY HOMES URBAN REDEVELOPMENT PLAN AND TO CREATE THE SOUTH SUN VALLEY HOMES PROPERTY TAX INCREMENT AREA 

Notice is hereby given that a public hearing will be held by and before the Council of the City and County of Denver, Colorado, upon ordinance authorizing and approving the Sun Valley Homes Urban Redevelopment Plan, including the creation of the South Sun Valley Homes Property Tax Increment Area. The public hearing will be held in Council Chambers at the City and County Building located at 1437 Bannock Street, Denver Colorado, at the hour of 5:30 p.m. on October 3, 2022. The proposed Plan has been prepared and recommended by the Denver Urban Renewal Authority, which Authority is to undertake the execution of the Plan pursuant to law. 

The proposed Sun Valley Homes Urban Redevelopment Area (the “Urban Redevelopment Area”) is an area of approximately 35 acres located in the Sun Valley statistical neighborhood. The Urban Redevelopment Area is generally bounded by 13th Avenue to the north, 9th Avenue to the south, the South Platte River to the east, and Decatur Street to the west in portions and Bryant Street to the west in portions. The proposed Urban Redevelopment Area includes a portion of the vacated Sun Valley Homes public housing site and several vacant industrial properties. The civil infrastructure serving the Urban Redevelopment Area requires complete redesign and redevelopment to accommodate an urbanized residential neighborhood center, consistent with guidance from several area planning documents. The general objectives of the Sun Valley Homes Urban Redevelopment Plan are to reduce or eliminate blighted conditions as well as to stimulate the growth and development of the Urban Redevelopment Area by assisting in the construction of parks and open space and infrastructure improvements that will support the development of an urbanized residential neighborhood center that includes mixed-income housing opportunities. 

The purpose of the hearing is to consider adoption of the Sun Valley Homes Urban Redevelopment Plan, authorize the creation of the Sun Valley Homes Urban Redevelopment Area seeking to eliminate blight and assist with revitalization and redevelopment of the Area in conformance with City plans, and to create the South Sun Valley Homes Property Tax Increment Area.
